Site Development Plans
The purpose of a site development plan is to confirm that all development is consistent with the requirements of City Codes and previously approved plans.
Preliminary Site Development Plans
Preliminary Site Development Plans give the public an opportunity to provide input on a site and save an applicant the time and money of preparing a full site plan. A Preliminary Site Development Plan reviewed as part of a rezoning is approved by City Council. All other Preliminary Site Development Plans are approved by the City Planning Commission. A Preliminary Site Development Plan is required if the proposed development is adjacent to residentially zoned property or property which is indicated for residential uses on the Future Land Use map in the City's Comprehensive Plan. Administrative Site Development Plans
An Administrative Site Development Plan is reviewed by and approved by the Development Services Department. The Administrative Site Development Plan is the engineered certified plan of improvements, certified by a registered civil engineer licensed in the State of Iowa.
