New Housing Options Coming to CR

Housing has been a primary focus for the city for a number of years, and is now more important than ever. We will keep working with developers and look for opportunities to build on our housing options, especially creating additional affordable housing.

TWG Development
Staff has been working with TWG Development on a proposed redevelopment of the Banjo Block – the area near the downtown library. This is a 51 million dollar investment and involves construction of a new approximately 200,000 square foot, mixed-use facility of 244 rental units. The Developer plans to work with local historic non-profit organizations to salvage architectural elements of existing buildings, and incorporate into the building design historic elements of the block through plaques and photographs.

Annex Group

Construction is scheduled to begin March 1, 2021, with a completion goal of March 31, 2023. A housing project by the Annex Group on Wiley Blvd SW, an area hard hit by the derecho, is a 29.4 million dollar capital investment. This includes construction of 180 new affordable units.

American Prairie
Casey Boyd Development, with APD, LLC, is proposing the American Prairie development along and south of Wright Brothers Blvd SW, west of Kirkwood Blvd SW. The entire development is approximately 140 acres and includes multi-family, single family detached, and commercial. The overall investment for this project is estimated to be $154 million and includes a mix of four commercial buildings, 384 multi-family units, 196 zero lot-line units with 98 duplexes, and 117 single-family units. The project also incorporates a 5.8 acre neighborhood park and trail connection. The City is incentivizing an approximately 40-acre portion of the project, which includes the multifamily and commercial portion of the project, which is an estimated $64 million investment.

Skogman is also developing HallMar, a 237-unit Senior Living center on 42 acres; The Prairie Landing Development located on C Ave NE north of Robins Road will also include 282 single-family residential units on 145 acres.
